A home inspection is a visual and mechanical examination of the physical structure and major systems and appliances of a resale or new home. This gives an objective third party understanding of the conditions of the homes systems and appliances and protects against selling, buying, or investing in a home with defective systems or appliances. The inspection should include the roof system, plumbing system, electrical system, air conditioning system, heating system, structural system, foundation and all appliances. The entire electrical system should be tested and all breakers checked for double lugging and the system for obvious code violations. Plumbing tested for stoppages and leaks and water heater tested. If there is a septic system it should be inspected by a licensed septic company that can give you a "Septic Certification".
Who Benefits From The Inspection !
Seller - In our increasingly “consumer suspicious” society it is very wise to know about any defects your home may have prior to sale. The inspection helps you set realistic expectations as to the property value. Court decisions and legislation requires full disclosure of any defects to the buyer. A home inspection report exceeds the legal requirements for seller disclosure. The inspection reveals a larger body of information and can effectively limit future liabilities. A pre-sale inspection promotes to the buyer an environment of trust in which to negotiate the terms of a sale. When faulty conditions are discovered by the buyer, either from a pre-sale inspection or after they have moved in, a buyer may demand repairs at the seller's expense. This could lead to spoiling the deal or litigation. A home inspection coupled with a Home Warranty will protect from many possible liabilities.
Buyer – A home inspection is important in any real estate transaction. A professional inspection will find the exact condition of the home you are about invest in. A quality home inspection will give great peace of mind in your purchase.
